Mr. Tolliver signed a fixed-price contract for a deck build. Midway through, he requested a scope change to add stairs and lighting, which we quoted at $3,600 and he approved by text message. The additional work was completed and he used the deck for a graduation party the following weekend. He then disputed the $3,600 change order charge with his card issuer, claiming he never authorized additional work. We supplied the text thread where he wrote yes go ahead with the additions along with dated photos of the completed stairs and lighting. Lesson learned: signed change orders only, even for text approvals. Documentation is on file.
